Short-Term Rental Agreement - Les Chalets Double K

When you rent a cottage at Les Chalets Double K You admit to consent and respect the following rental contract:

Between:

The TENANT: Double K Chalets

And:

The TENANT: The person who made the reservation, as well as his guests.

1. Subject of the contract


This contract governs the short-term rental of one of the chalets "Les Chalets Double K" located in Saint-Alexis-des-Monts (Quebec), for the period specified in the reservation.

2. General regulations


Respect for the neighborhood

A strict curfew is in force between 22:00 and 8:00. No noise pollution will be tolerated during this period.

Any complaint from neighbors may result in immediate eviction, without reimbursement or compensation.

Use of premises and furniture

The TENANT undertakes to use the premises, furniture and equipment in a prudent and respectful manner.

Before leaving the premises, the Tenant must ensure that:

The dishes are washed and returned to the designated places or to leave the dishwasher if necessary.

Supplies and furniture are returned to designated locations.

Animal excrement is collected and placed in appropriate places such as outdoor bins (if applicable).

Waste and recycling are deposited in the bins at the beginning of the street of each of the cottages

The windows and exterior doors are closed and locked.

The keys are deposited in the key box

The cottage must be restored to the same state of cleanliness and order as on arrival.

If on the day of departure, the Tenant does not leave the premises at the time mentioned (provided for in the contract), an additional fee of at least $250 may apply.

Any transgression to one of the points will result in additional fees that will be automatically deducted from the deposit, for the inconvenience caused.

3. Breakage and damage


Any breakage or defect must be reported as soon as possible.

Any damage not reported before the TENANT's departure will be presumed to have been caused by him and will be charged to him.

The LESSOR reserves the right to charge the costs of cleaning, repair or replacement to the LESSEE.

4. Eligibility and conditions relating to animals


Pets are allowed in some cottages only, subject to prior written authorization from Chalets Double K. Fees apply to the presence of an animal, regardless of the length of stay or the size of the animal.

The TENANT undertakes to respect the following conditions:

The animal must be constantly under supervision when it is outside. He must be kept on a leash at all times on the field.

It is forbidden to leave an animal alone in the cottage, even for a short time.

The animal must not access the spa, or be placed there or bathe there, at all times.

The animal is prohibited from climbing on the furniture covered with fabric (sofas, armchairs, beds, etc.), unless the owners bring their own protective blankets, use them during the stay, and ensure that no hair or residue is left on the furniture at the start.

The animal's excrement must be collected immediately and deposited in the waste bins.

The TENANT must ensure that the animal is groomed before arrival: claws cut, clean coat, and absence of parasites (fleas, ticks, worms, etc.).

The animal must be healthy, have received its vaccines up to date, and not be a carrier of communicable diseases, such as kennel cough, parvovirus or any other contagious condition.

Any material damage, excessive noise, or negligence related to the presence of the animal is entirely the responsibility of the TENANT.

Failure to comply with any of these conditions may result in immediate eviction from the cottage without reimbursement.

5. Non-compliance with the rules


Failure to comply with a clause in this contract may result in:

The immediate termination of the stay;

Expulsion from the premises without notice or reimbursement;

The invoicing of repair or compensation costs.

6. Disclaimers


The LESSOR is in no way responsible for:

Accidents, personal injuries or deaths occurring on or near the property, including:

Slipping on wet, snowy or icy surfaces;

Burns, cuts, falls or any other accidental incident;

The uses of the spa, BBQ, fireplaces, stairs or outdoor equipment.

Incidents on the beach, which is unattended. Although swimming is allowed, it is at the risk of the TENANT and his guests.

The TENANTS do not provide any surveillance or rescue services.

No liability can be held in the event of drowning, injury or death.

In addition:

The LESSOR does not provide any insurance coverage for the TENANT or his guests. It is the responsibility of the TENANT to take out personal insurance if he deems it necessary.

The LESSOR is not responsible for theft, loss, or damage to the personal effects of the TENANTS or their guests.

By signing this contract, the TENANT waives any prosecution or claim against the LESSOR for any event, accident or incident that occurred during his stay, regardless of the cause.

7. Tenant Responsibilities


The TENANT is responsible for the behavior of his guests and must assume any damage or breakage caused, intentionally or not.

The TENANT must respect the entire contract, including the cottage's regulations (SPA, trash cans, etc.).

8.. Payment terms and cancellation policy


For the reservation to be considered official and confirmed, a payment of 50% of the total amount of the invoice must be made within 24 hours of receipt of this contract.

This 50% deposit is non-refundable, in all circumstances (including, but not limited to: cancellation, illness, weather conditions, personal impediment or other unforeseen event).

The remaining balance (50%) must be paid no later than 14 days before the arrival date. If this final payment is not received on time, the LESSOR reserves the right to cancel the reservation without refunding the initial deposit.

The TENANT understands and accepts that any cancellation or modification after official confirmation results in the loss of the 50% deposit, and, in some cases, the full amount if the cancellation occurs less than 7 days before arrival.

9.  Prohibition of criminal acts, unreasonable behavior, fire and weapons

The TENANT undertakes not to commit any criminal act, nor to allow or tolerate such an act being committed by a guest, in or around the rented premises. This includes, but is not limited to: possession or use of illegal substances, vandalism, assault, threats, noise, fraud or any other behavior prohibited by law.

Any behavior deemed morally unreasonable, inappropriate or likely to harm the safety, well-being, tranquility of the premises or the neighborhood is also strictly prohibited.

It is strictly forbidden to have in your possession or use a weapon, including but not limited to: firearms, bladed weapons, shotguns, compressed air pistols, paintball weapons or any replica deemed threatening.

It is also forbidden to light fireworks or open fires, at all times, in accordance with the regulations in force of the Municipality of Saint-Alexis-des-Monts. Only designated outdoor fireplaces, equipped with spark screens, may be used in accordance with safety instructions.

Any breach of any of these points may result in the immediate end of the stay, the expulsion without reimbursement, the invoicing of damages if necessary, as well as legal steps if necessary.
